NEW DUES FOR 2017

The new HOA dues go into effect starting January 1, 2017 and are listed below. If you utilize your bank’s autopay program, please make sure to adjust your payment amount accordingly before your January payment is sent. For those who prefer to make quarterly, biannual or full year payments, we have included those amounts as well.

  • Unimproved lots: $122 per month [Quarterly: $366;    6 Months: $732;    Full Year: $1,464]
  • Single Family Homes: $129 per month [Quarterly: $387;    6 Months: $774;    Full Year: $1,548]
  • Cottages: $129 per month [Quarterly: $387;    6 Months: $774;    Full Year: $1,548]
  • Townhomes: $248 per month [Quarterly: $744;    6 Months: $1,488;    Full Year: $2,976]

LAST CALL FOR DUES PAYMENT BOOKS (and other reminders…)

We will be placing the order for 2017 dues payment books on Monday, 12/5/2016. If you would like one, we must hear from you no later than Sunday, 12/4/2016. If you do not request a book, a book will not be ordered for you. As stated in our last newsletter, these tear-out payment booklets are for your convenience only – the office does NOT need to have a payment coupon in order to process your check. As an alternative to a coupon book, you may instead elect to have a monthly (or quarterly, or annual) reminder and account statement emailed to you…or you may elect to not receive any reminders at all. NEW BOARD MEMBER

At their last meeting, the Board of Directors voted to fill the board seat recently vacated by Michael Sydow with new Cottage owner, Bill Poulos. He’s going to make a great addition to the team, and we’re excited to have him. We’ll be uploading his Board Member Bio to the Owner’s Only section of this website soon (hint, hint Bill!), so be sure to stop back in and check it out!

PHASE III PAINTING

No thanks to Mother Nature, the Phase III townhome painting is (finally!) complete. Owners of lot numbers 78-109 and 173-175, please let the office know if you come across any trim that may have been missed and we’ll pass it along to the painters. 2017 is our “off” year for painting, so the next round will be the Phase I group (lots 3-38) over the summer of 2018.

MAINTENANCE INSPECTIONS

Exterior inspections of the single family homes were completed by board member volunteers on November 19, 2016, and any areas of concern will be relayed to homeowners within the next few weeks. Townhome inspections will be conducted by Storm Front Construction and Resident Manager Karinda Boone, and are scheduled to begin next Wednesday, December 7, 2016. They will be done as weather permits, and are expected to be complete by the end of the month. These are exterior visual inspections only, to ensure that all homes at The Capes are being maintained to the standards dictated by the CC&R’s. Any items in need of correction or repair will be communicated to homeowners following the conclusion of the inspections.
