Budgets and Dues and Reminders, Oh My!

The Board of Directors voted to approve the 2026 operating budget at their meeting on November 22, 2025.

Starting on January 1, 2026, monthly dues will be as follows:

  • Townhomes: $325
  • Single Family Homes: $208
  • Cottages: $208
  • Undeveloped Lots: $193

If you use your bank’s autopay system, please make sure to update the amount that is being paid AFTER your December payment has been sent. [Hint – this is usually more successful if you delete the current payment entirely and just set up a new one. If you just change the dollar amount on your current recurring transaction, it tends to revert to the old amount after one month.] If you aren’t sure if you’ve paid for December yet or not, feel free to ask!

The approved budget document has been uploaded to the Library section of the owner portal. You can view all documents by logging in to the portal and selecting “Library” from the Community menu, then selecting the “Finance” folder.

Holiday Donation Drive – Progress Update

Thank you to everyone who has contributed so far to our annual giving effort. Your generosity continues to shine. To date, our community has raised $1,850 for the Tillamook Oregon Food Bank and $1,500 for the Netarts Oceanside Rural Fire District—a wonderful start as we continue through the season of giving.

If you haven’t had a chance to participate yet, there’s still plenty of time. You may donate online to either (or both) organizations and email the office with your contribution amount. If you prefer to bring a check to the HOA office, please make it out to the nonprofit. All checks received will be delivered before the end of the year so they will count toward 2025 donations.

For those of you who like to be prepared, the 2026 board meeting schedule is below. All meetings are on the 3rd Saturday of the month, including the April board meeting and annual homeowner meeting. As always, the board does not meet in August or December.

  • January 17, 2026 – Monthly Board Meeting at 10:00 am***
  • February 21, 2026 – Monthly Board Meeting at 9:30 am
  • March 21, 2026 – Monthly Board Meeting at 9:30 am
  • April 18, 2026 – Annual Homeowner Meeting followed by brief Board Meeting (Time TBD)
  • May 16, 2026 – Monthly Board Meeting at 9:30 am
  • June 20, 2026 – Monthly Board Meeting at 9:30 am
  • July 18, 2026 – Monthly Board Meeting at 9:30 am
  • September 19, 2026 – Monthly Board Meeting at 9:30 am
  • October 17, 2026 – Monthly Board Meeting at 9:30 am
  • November 21, 2026 – Monthly Board Meeting at 9:30 am

***Please note the change in start time for the January meeting only!

The same zoom link from all of the 2025 meetings will get you into any 2026 board meeting *except* for the annual homeowner meeting in April. We’ll send that one out a little closer to the meeting date.

The 2026 Board Meeting calendar and Zoom link can also be found in the owner portal library. Just log into the owner portal and go to Community > Library and select the Meeting Packages folder.
