A Valentine’s Day Treat
If you haven’t signed up yet, you still have time. This Saturday (February 14th) from 10:30 am – 12:30 pm, the Bridge House Committee invites you to a coffee-making demonstration and tasting at the Bridge House, presented by fellow Caper Jason Scully. Jason will show you how to make coffee 4 different ways:
- Classic Pour-over
- French Press
- Italian style Bialetti (old-school espresso)
- The Siphon (for the mad scientists out there)
Jason will share brewing tips and a taste of each coffee. There will also be chocolate tastings to pair with your coffee and sweet treats to round off your Valentine’s Day.

Phase I Townhome Trim Painting
The painters will be back this year for Phase I of exterior townhome trim painting. If your townhome is on lot numbers 3 through 38, you are in Phase I, and you are on the schedule for trim and front door painting starting later this spring (weather permitting, as always). If you don’t know your lot number, this group includes all homes on Capes Loop, all homes on Capes Point, and the following Capes Drive addresses: 405, 415, 425, 433, 445, 455, 465 and 475.
Please note – the painters cannot paint over trim boards that are rotten. If you have trim that needs to be repaired or replaced and you can have that done before the painting starts, then it can be painted with the rest of the house, but if you aren’t able to get it fixed prior, our painters will skip that board and whoever replaces it for you may need to paint it as well.
More information will be sent out as we get closer to the start date. (For example, what the actual start date will be.)
2026 Dues Update Reminder
If you haven’t gotten the memo yet about the new dues for 2026, here are those numbers for you again:
- Townhomes: $325 per month
- Cottages: $208 per month
- Single Family Homes: $208 per month
- Undeveloped Lots: $193 per month
There may be one or ten of you out there who haven’t gotten your autopayment amounts updated yet to the new figures…It’s my dream to one year get everyone updated to the correct payment amounts before July. Maybe 2026 will be my year!
2026 Annual Homeowner Meeting
Our annual homeowner meeting will take place on Saturday, April 18, 2026. There will be more to come on this over the next few weeks, so keep an eye on your inboxes. If your mailing address has changed over the last year and you haven’t yet updated it in your owner portal account, now would be a fabulous time to do so. I don’t send out much via US mail, but the annual meeting ballot packets are the one big thing that gets mailed out every year in March. I want to make sure that everyone has the opportunity to participate in the director election voting, and I can’t get that ballot out to you if we don’t have your current mailing address. If you need help logging into your profile to make those updates, please let me know!
Lost…but Found!
If you have lost a gray knit headband, it was found near Fall Creek Drive and turned in to the office.
April Elections Reminder
Terms will be up for reelection this April for two seats on the Board of Directors. Both seats are for 3-year terms. Could one of those seats have your name on it?
If you are a go-getter who is interested in helping to effect positive change within the community by serving on the board, the first thing you’ll need to do is declare your intent to run. Your intention to run should be in writing and must be received via email or US Mail by 5:00 pm on Friday, February 20, 2026. All homeowners who will be running will be announced at the board meeting on February 21, 2026.
