RSVP for The Capes Annual Cookout!
It’s almost time for our annual Capes Cookout and Potluck!
Please RSVP and let us know if you will (OR will not!) be attending, so we can make sure there’s enough for everyone. Here are all the deets:
- WHO: All CAPES residents and guests
- WHAT: 5th of July Potluck & Picnic
- WHEN: Saturday, July 5, 2025 from 3:00 – 5:00 PM
- WHERE: The Meadow (near the bocce court)
- WHY: Well, why not??? The HOA will supply burgers (both meat and vegetarian options), hot dogs and all the fixins! You bring sides, salads, or desserts to share. (Cooking not your thing? Not to worry – you can volunteer to bring ice or paper products!) We’ll put up extra tables and chairs, but there may not be enough for everyone – if you have a lawn chair, a camping chair, a portable table, or a picnic blanket, please bring it. The HOA will also supply bottled water and lemonade, you only need to BYOB. Hang out for games and good conversations.
RSVP: If you have not already done so, please fill out our brief RSVP form to let us know whether or not you will attend, so that we can plan accordingly. If you’re coming, please also let us know what you intend to bring – if we’ve got 20 people planning to bring napkins, we may reach out and ask some to choose something else.

New Construction Deposit
At their May 17, 2025 meeting, the Board of Directors approved an increase to the refundable deposit required for New Construction (Type I) applications submitted to the Architectural Review Committee (ARC).
Effective immediately, a refundable deposit of $5,000 will be required for all new requests for full ARC review of New Home Construction or other major projects, such as the significant structural expansion of an existing home. As before, any outside costs incurred to process the application—such as third-party Geotech reviews or impact assessments—will be deducted from the deposit. If such costs are expected to exceed the deposit, the homeowner will be asked to increase the deposit to cover anticipated expenses. Any unused funds will be refunded following completion of construction.
This change applies only to major projects that require full ARC review. There is no deposit required for projects that fall under the ARC Minor Review process, which covers most typical improvements or updates made to existing homes.
The updated deposit amount applies to new applications submitted going forward. Projects already in progress that submitted the previous $500 deposit will not be required to pay the difference unless actual costs exceed the amount already paid.
This change reflects current pricing for professional services. When the $500 deposit was first implemented many years ago, it typically covered the cost of required third-party reports. That is no longer the case, and this adjustment ensures that sufficient funds are available to support a thorough and timely review process for major construction projects.

Driveway Seal Coat Reminder
If you haven’t yet signed up to seal coat your driveway (and as we’ve said before, no, this does not in any way involve actual seals…), you’re not too late. Send an email to manager@thecapeshoa.org today to get on the list.
We don’t have an exact date yet, but the work is expected to take place sometime in July. Pricing is $1.09 per lineal foot for crack filling (if you need it) and $0.26 per square foot for seal coating.

Simply log in at thecapeshoa.ismynest.com, click the Account menu, and select Create Listing to post your own “home for sale” ad. It’s a great way to reach fellow community members who may know someone interested in moving here—or are considering a move themselves.
