Capes News – May 2023

Legal Opinion Letter

Over the last few months, a handful of homeowners have expressed some concerns about the operation of the Association. The board has asked Capes attorney Ryan Harris to address these concerns. His letter to the community can be found in the owner portal library in the “Legal” folder.

Townhome Trim Painting – Phase II

The painters will be back this year for Phase II of exterior townhome trim painting. If your townhome is on lot numbers 40 through 77, you are in Phase II, and you are on the schedule for trim and front door painting starting in just a few short weeks (weather permitting, as always). If you don’t know your lot number, this group includes the following Capes Drive addresses: 100, 110, 120, 130, 140, 150, 160, 170, 180, 195, 205, 215, 225, 235, 245, 255, 265, 275, 285, 295, 305, 315, 325, 335, 345, 355, 365, 375, 385, 395, 430, 440, 450, 460, 470, and 480.

Please note – the painters cannot paint over trim boards that are rotten. If you have trim that needs to be repaired or replaced and you can have that done before the painting starts, then it can be painted with the rest of the house. If you aren’t able to get it fixed prior, our painters will skip that board and you will be responsible for having it painted once it has been repaired/replaced.

We are expecting the crew to arrive around the last week of May/first week of June to begin the prep work and powerwashing, and they will remain on site throughout the summer. If you are interested in changing your front door color, let me know, otherwise it will be repainted its current color. The crew is also able to paint any garage doors that need it, at an additional cost, so let me know if you need a quote for your garage door.

Please note – your water will need to be ON for the powerwashing process. I will send out more information on scheduling once I have it, so that you can make arrangements to have your water on if you normally turn it off when you leave.
