Group Gutter Cleaning

For anyone who’s interested, Steve Pieren will once again be offering group rates on gutter cleaning. The price will be $135 for townhomes and $190 for single family homes. The office will be collecting payment in advance, so if you would like to participate, please mail your payment to The Capes Homeowners Association, PO Box 404, Oceanside, OR 97134, or drop it off at the office no later than Friday, December 15, 2017 . Checks should be made out to STEVE PIEREN (NOT to The Capes HOA). Steve will work on the gutters as weather conditions permit.

2018 HOA Dues

Just in case you missed it last month, dues will increase slightly starting in January. Here are the new amounts:

Undeveloped lots: $126
Cottages: $134
Single Family Homes: $134
Townhomes: $254

If you utilize your banks autopay service, don’t forget to update your payment amount!

Dues Payment Books

Payment books for 2018 dues were ordered for those who requested them on 11/28/2017 and will be mailed to the address you gave in your request. If you requested a book and have not received it by December 20, 2017, please contact the office.

There were approximately 10 owners that did not specify whether or not they wanted a book, so in order to err on the side of caution, payment books were ordered for them. If you received a payment book that you did not request and do not need, you are under no obligation to use it.

New Year’s Eve, Anyone?

Planning to be at The Capes on New Year’s Eve? If you’d be interested in a community New Year’s Eve get-together at the Bridge House, let the office know. If there’s enough interest, we might manage to throw a little sumthin’ together…

Moss, Be Gone!

All homeowners at The Capes are advised to check your roofs periodically for moss and treat as needed. Moss left to grow unchecked on a roof can cause significant damage over time. The roots can lift up shingles and constant moisture can lead to bacteria and mold growth. This can eventually lead to holes in your roof and leaks into your home. It also makes the roof surface very slippery when wet, which can be dangerous to walk on.

One method of cleaning moss and algae from a roof is with a 50:50 mix of laundry strength liquid chlorine bleach and water. Apply with a sprayer and allow it to sit for 15-20 minutes before rinsing thoroughly with low pressure water. Another method is to apply a treatment like Moss Out, which is available at most home improvement stores. Both are much less expensive solutions than needing to replace your roof!

Office Closures

The office will be closed the first week in December (12/4/17 through 12/8/2017) while the Manager is on vacation. If you find you need assistance that can’t wait until 12/11/2017, please call our answering service at 503-842-8777 and leave a message or send an email to Manager@TheCapesHOA.org, and someone will get back to you as soon as possible. Later in the month, the office will also be closed on Monday, 12/25/2017 and Monday, 1/1/2018.

Architectural Review Reminder!

Any time you are making alterations to the exterior of your home at The Capes, please remember to first submit a request for ARC Review. If you are making a like-for-like repair and/or replacement with ARC pre-approved materials, colors and methods as outlined in the Architectural Guidelines, you need only submit an ARC Request for Minor Review. Any ARC non-approved materials, colors, methods and exterior modifications will be required to go through a full ARC Review.
