Capes News – May 2026

Director Election Results

We had a pretty good voter turnout in this year’s Director Election with 137 ballots returned out of a possible 185! (Around 74.05% for the math geeks among us…)

All four of our candidates deserve a huge THANK YOU for their willingness to volunteer their time and energy to our community!

The results are below; all candidates received a lot of support, but in the end, we could only take two. The candidates who received the most votes and will now join the board of directors are Jason Scully and Sandy Husk.

Jason Scully – 76 votes
Sandy Husk – 69 votes
Andreas Reiff – 64 votes
Cherri Lindquist – 62 votes

Let’s also give a huge “Thank you!” to our ballot counters Bob L., Sheila M. and Jo R. They worked hard to ensure that our ballots were counted fairly and accurately. (And I remembered to bring letter openers this year, so there were no papercuts or severed arteries!)

Message from the Treasurer

I ran for the HOA Board in 2024 with two primary goals: to increase transparency in the work of the Board and its committees, and to create more opportunities for community input. As your Treasurer for 2026, I’m pleased to share several updates that reflect progress on both fronts.

Homeowners can now access the monthly financial reports presented to the Board. These documents are posted approximately one week prior to each scheduled Board meeting and are available in the Owner Portal under the “Library” tab. Within the Library, please visit the “Meeting Packages” section to review financials along with other materials under Board consideration.

I’m also pleased to announce that this fall’s Budget Committee meetings will be open to all owners. Your input is important, and I encourage you to participate as we discuss priorities and explore funding options for projects beyond those currently identified in our Operating and Reserve Budgets. More information as the meetings get scheduled later this year.

In addition, our first financial audit in more than 15 years has been completed. This milestone establishes a stronger foundation for accountability and supports more effective long-term financial planning. I would like to recognize Office Manager Jenny Green for her leadership and diligence in guiding this effort and maintaining a strong focus on accountability and compliance.

Finally, I extend my sincere thanks to past Treasurer Cheryl Jones for her years of dedicated service to The Capes. Her steady leadership has helped position our community for continued success.

Candling Shore Pines

It’s May! May is an excellent time for candling and pruning your shore pines to keep them low to the ground, mitigate the negative effects of wind rocking on our sandy soils and preserve the beautiful, protected views of the bay and ocean enjoyed by our neighbors. What is candling? In early May, shore pines put out tender new growth called candles. At this time, the candles are soft and can be snapped cleanly in two.

The good news is that candling can be accomplished with hand clippers or a pole
pruner. Please note that it is nesting season, and in the unlikely event you find a nest in a shore pine in your yard, keep in mind that federal law prohibits disturbing active nests of most birds. For more information about candling and pruning, see The Care and Pruning of Shore Pines available on the Nest in the Library under the Landscaping tab.

Let’s work together to keep our shore pines low and make The Capes beautiful for
everyone!

Spring Cleanup Week

Our Spring Clean-Up has been scheduled for Friday, May 29th through Sunday, June 8th. Here’s what you need to know:

WHAT: Our spring and fall clean-ups are your opportunity to do a little extra yard work without having to worry about what to do with the debris. We will set up 5 collection areas throughout the neighborhood where you can discard your leftover plant material and other woody debris, and we’ll dispose of it for you. This is the only time when your debris does not need to be bagged to be picked up in these locations only.

WHEN: The clean up will run from Friday, May 29, 2025 through Monday, June 8, 2025 to give you two weekends to participate.

WHERE: The collection sites will be marked with orange stakes (or cones) as follows:

  • The front of Lot #115 on Fall Creek Drive. (East side of the road, just south of 475 Fall Creek Dr.)
  • The Meadow (where Capes Drive, Capes Loop and Capes Point all come together)
  • Tract F on Capes Drive (the northernmost point of Capes Drive, right at the point where the road makes a 180° turn)
  • Tract N on Promontory Lane (near where the observation platform used to be)
  • Near the tennis court

Here is a map for the more visual among us. The sites are marked with a big, red X:

WHO: GroundFX will be organizing the collection sites and disposing of the debris left by owners. This program is not for contractors hired by owners to do yard work. Other contractors are required to remove their own debris off The Capes property when hired to do work by an owner.

THE FINE PRINT:

All woody debris (trees and tree limbs) should be limited to NO LARGER THAN 4 INCHES IN DIAMETER. Anything larger is your responsibility and should not be taken to a clean up site.

Please remember that this is for “clean up” and not “clearing”. If you are clearing or significantly thinning a vacant lot, disposal of large amounts of trees or debris will be your responsibility. If you are not sure whether or not what you are planning to remove constitutes a “large amount” then it probably does…but feel free to contact the office and make sure!

Debris must be taken to one of the staked sites in order to be disposed of as part of the Spring Clean-Up. Anything above and beyond that requested by a homeowner will need to be done at that homeowner’s expense.
