Capes News – November 2022

Fall Clean-Up is Underway!

Don’t forget, our Fall Clean-Up is currently in progress, scheduled to run through Sunday, November 13th. If you don’t know what I’m talking about, read more about it in last month’s newsletter here: https://www.thecapeshoa.org/capes-news-october-2022/ (scroll down to “Time to Clean-Up!”)

Proposed 2023 Budget

A copy of the proposed 2023 operating budget was emailed to all Capes owners on November 8, 2022. The Board will review and vote on this budget at their next meeting on Saturday, November 19, 2022. If it passes as proposed, the new 2023 monthly dues will be as follows, beginning January 1, 2023:

Single Family Homes: $155 per month (a $13 per month increase)
Town Homes: $283 per month (a $6 per month increase)
Cottages: $155 per month (a $13 per month increase)
Undeveloped Lots: $141 (a $12 per month increase)

Please take a few moments to review the budget when you can. If you have any questions about the proposed budget, please email them to Treasurer Cheryl Jones at cherylaj@charter.net.

How Do You Due?

It’s that time of year again when I beg ask you to let me know how you would like to pay your 2023 HOA dues. Would you like to make one payment for the whole year, or would you prefer to pay monthly? Quarterly? Twice a year? Do you want a tear-out payment book to help you remember to pay, or would you like to have reminders emailed to you? Or maybe you’re one of those independent types who don’t need no stinkin’ reminders?

Whatever your preference, please take a moment now to let me know by filling out this brief form:

https://forms.gle/12e7WCXiNju8TpUJA

I will be placing orders for the tear-out payment books on December 5, 2022, so if you want one, you need to fill out this form no later than Sunday, December 4, 2022. [Please note, the office absolutely does NOT need to have that tear-out coupon to process your dues payment. They are for your convenience only. If the only reason you like them is because they come with mailing labels, let me know, and I’ll be happy to mail you some labels instead!]

Slippery When Wet!

Now that the rainy weather is once again upon us, please use caution when walking on any wood surfaces outdoors – they tend to be slippery after being dry for so long!

Gutter Cleaning

If you’ve got gutter clutter, this is the perfect time of year to get it cleared out before the winter winds and rains get started. For anyone who is interested, Tony Rich from Rich Home Services, LLC is offering group rates on gutter cleaning. The price will be a fixed rate of $125 for townhomes; due to the varying sizes of the single family homes, those who are interested will be given an estimate before the work is done (so let me know if you’d like an estimate). The office will be collecting payment in advance, so if you would like to participate, please mail your payment to The Capes Homeowners Association, 605 Capes Drive, Tillamook, OR 97141, or drop it off at the office no later than Monday, November 28, 2022. Checks should be made out to RICH HOME SERVICES, LLC (NOT to The Capes HOA). Tony will work on the gutters as weather conditions permit starting around December 1st.

Holiday Office Closures

The office will be closed on Thursday and Friday, November 24th and 25th for Thanksgiving.
