2024 Budget Approved

The Board of Directors has voted to approve the 2024 operating budget after making some adjustments to what was sent out to homeowners for review earlier in November. The maintenance budget needed to be increased slightly in order to compensate for some upcoming maintenance projects. As a result, starting on January 1, 2024, monthly dues will be as follows:

  • Townhomes: $290 (a $7 per month increase)
  • Single Family Homes: $161 (a $6 per month increase)
  • Cottages: $161 (a $6 per month increase)
  • Undeveloped Lots: $146 (a $5 per month increase)

If you use your bank’s autopay system, please make sure to update the amount that is being paid AFTER your December payment has been sent. [Hint – this is usually more successful if you delete the current payment entirely and just set up a new one. If you just change the dollar amount on your current recurring transaction, it tends to revert to the old amount after one month.] If you aren’t sure if you’ve paid for December yet or not, feel free to ask me!

The approved budget document has been uploaded to the Library section of the owner portal. You can view it by logging in to the portal and selecting “Library” from the Community menu, then selecting the “Finance” folder.

Last Call to Update Our Mailing Address!

If you still haven’t done so after all of the previous reminders over the last YEAR, please, please, PLEASE make sure you update our mailing address in your address book. (This includes the address your bank has on file for us if you use autopay or online billpay to send us your monthly dues.) We closed the PO Box in Oceanside at the end of 2022 and have been using our Capes mailbox exclusively to receive mail. Forwarding from the old PO box is scheduled to run out at the end of December, and if you continue to try to send mail there once that happens, it will be returned to you. The correct address to use is:

A Note from the Landscape Committee

Tree Work Has Not Yet Begun on Tract G

Many residents have expressed concern over the recently-cleared area between Capes Drive and Promontory Lane. This area is privately owned land (Lots #177-182), and is not part of the common area Tract G project. In response to view requests, the owner of these lots opted to cut everything down, and the owner’s private tree removal service was not able to complete the project and remove the tree debris due to illness and other factors. Steps are being taken to remedy the situation.

Work on the common area Tract G is anticipated to begin in the next few weeks, and the helicopter portion of the project is tentatively scheduled for January. The area will not be clear cut. All trees and shrubs lower than 20 feet will be allowed to grow, while the taller trees that are blocking views will be removed and chipped, with bark chips spread on bare areas. If you live on Promontory or your views are affected by trees in this area, please submit a view request to Landscape@thecapeshoa.org before this project begins to ensure that your view needs are addressed.

Here are the meeting dates for all 2024 board meetings. Most take place on the 3rd Saturday of the month, with September’s meeting being the only exception – it will take place on Saturday, September 14,2024. There are no meetings scheduled for August or December.

Holiday Office Closures

The office will be closed for the Christmas holiday Saturday, Sunday, Monday and Tuesday, December 23 – 26. We will also be closed for New Year’s Saturday, Sunday and Monday, December 30 – January 1.
